The coats are the cheap part. What we price is the preparation.
Painting inherits every defect left by the trades before it, which is why a bid built only on square footage and coats is a bid that will change. We price preparation explicitly — patching, sanding, caulking, priming and the condition we expect to receive — so the difference between our number and a lower one is visible before award.

What the package covers
- 01Surface preparation: patching, sanding, caulking and cleaning
- 02Primer and finish coats to the specified system and film thickness
- 03Interior walls, ceilings, trim, doors and frames
- 04Exterior stucco, concrete, masonry, trim and railings
- 05Elastomeric and waterproof coating systems where specified
- 06Colour sampling and approved mock-ups before full application
- 07Protection and masking of adjacent finishes
- 08Touch-up after other trades, through to turnover
Exclusions
What it does not cover
Published on purpose. A bid is only comparable when both sides know where it stops.
- 01Drywall finishing, beyond touch-up of damage we cause ourselves
- 02Stucco repair beyond hairline patching — priced under Stucco & EIFS
- 03Pressure cleaning where the specification calls it out separately
- 04Lead and asbestos abatement
- 05Proprietary coatings that must be applied by a certified applicator
Where it applies
- Commercial interiors handed over on an opening date
- Occupied residential and condominium repaints
- Exterior building repaints and coastal recoating cycles
- High-finish interiors where the substrate does the work
How it coordinates
- Substrate accepted in writing — we do not inherit a level we did not agree to
- Flooring sequence agreed: paint before, after, or both, priced accordingly
- Light fixtures, plates and hardware removed and reset, or masked, by scope
- Humidity and cure windows respected, especially on new stucco
