Do I need a permit to remodel a condo in Miami?
Most work that moves plumbing, electrical or walls does. Purely cosmetic finishes usually do not. Either way, the building's own approval is a separate process and often takes longer than the city's.
What if previous work at the property was done without a permit?
It surfaces when we pull the property records. Sometimes it has to be resolved before new work is approved. We check during pre-construction, which is much cheaper than finding out after demolition.
How long does approval take in the City of Miami?
It depends on the scope and on whether the drawings answer the reviewer's questions the first time. We plan the submittal to reduce comment cycles rather than promise a date we do not control.
Can you work in a building that is occupied?
Yes. Most of our Miami work happens in buildings where the neighbours never moved out, which is a matter of protection, hours and dust control more than of construction.
